It is well known that Andhra Pradesh government has promised that the farmers who cooperated with government over land pooling in Amaravati are given profitable plots. After a lot of delay, the project has finally taken off in Nelapadu. However, with the CRDA’s keen interest to handover plots to real estate companies, questions and doubts have raised whether this is turning out to be a real estate venture to profit real estate companies connected to ruling party.
Farmers are given plot from one hand and have taken back from the otherhand. Meanwhile, CRDA is trying to convince farmers to hand over it to realtors as they can’t develop it by themselves. According to the estimates of McKinsey Company, the area where it will be developed, farmers gets 25% and the developers take 75%. According to this, the farmer should also let go 630 square feet per every acre. It means in the total pooling area, they have to handover their share of 90, 72,000 square feet from 14,400 hectares. Though the farmer representatives have raised their concerns, the CRDA authorities are trying to convince them.
Earlier, the Chief Minister has repeatedly assured that farmer will be benefited because of the formation of the new capital but now they are stating that the benefits will come through the real estate companies. In this process, the rules laid down to farmers are more stringent than the free permissions given to builders to build many floors. Once these business people occupy in a large scale, it will become difficult for the individuals. If these 14 thousand acres (approximately) are handed to the real estate companies, the amount they earn by selling at the prevailing land rates will be less than what they get for giving it to existing norms for development. In addition, they will also get 900 plots. In every way, the businessman will be benefited than the farmers who have given lands. Unfortunately farmers find themselves caught helpless in this vicious circle. As a norm, the government should give 10 years for lease but now they are shoving away their hands from responsibility by merely showing the plots for namesake. The builders will also be affiliated or related to the government in some or the other way and therefore they get the maximum profits and the profits for the people who have given lands will be very meager which showcases the ongoing hard reality of the land pooling in Amaravati.
